  1. Are there other known pipe failures beyond the two that have been mentioned?
  2. What buildings have the failures occurred in? 
  3. What was the mechanism of failure for each of the leaks?
  4. Where specifically in the units have the failures occurred?

  1. What assessment has been done to determine scope of damage in the remaining 201 units? 
  2. How many units have already had pipes replaced? Did any of them find leaks or damage due to these leaks you are trying to stop? 
  3. Have you considered non-invasive testing, such as infrared, to identify failure points?

  1. Have standard repairs been defined and have designs been developed for the repairs for the leaks? Have permits been obtained? Or will this be done on a case-by-case basis as damage is discovered? 
  2. What is the bulk pricing that reduced the original estimate of $15-45k down to $10-12k, and last night to as low as $6,000?

  1. What is the longest that residents may have to vacate their unit if leak damage is found? How long were the 2 units with issues vacated?
  2. When will residents know if their unit requires repairs that will make the unit unlivable?
  3. Have standard repairs been defined and have designs been developed for the repairs for the leaks? Have permits been obtained?

  1.  We know the 1st special assessment will be $12k/unit (re-piping). When will the cost of the 2nd special assessment (leak repairs) be known and put before the homeowners for approval?  Board members are stating that it’s only 5% of the units affected with these leaks, so why are the repair costs for these 10 units not included in the special assessment?
  2. When will the total reserve fund repayment and impacts on monthly HOA dues be known?
